When testing is worth it and when it is not

Here is the version most companies will not put on a website, because they sell the test. If your Austin house was built after about 1986, testing your ceiling texture is very unlikely to tell you anything. Manufacturers had taken asbestos out of textured products by the late seventies, and the leftover inventory that kept getting sprayed had worked through the supply chain by the middle of the next decade.

What actually happens during sampling

Sampling is undramatic. The area gets misted so nothing goes airborne, a small piece of texture comes off into a sealed container, the spot gets patched, and the container goes to the lab. Three or four separate ceiling areas usually get sampled separately, because a house that was remodelled in stages can have different material in different rooms.

One sample per house is the corner people cut and it is the wrong corner. Tavo took three samples in a house near Barton Hills two years ago and the guest room came back different from the rest of the house, because somebody had redone that ceiling on its own.

Reading the result

The lab report gives you a percentage and a fibre type. Chrysotile is what usually turns up in ceiling texture. Anything at or above 1% puts the material inside the rules; a trace result below that does not, though plenty of people decide they would rather not disturb it either way.

Keep the report. It is a permanent document about your house, it answers the question for the next owner, and a buyer's inspector asking about a textured ceiling is a much shorter conversation when you can hand over a lab result.

What happens if it comes back positive

A positive result means we step back. Asbestos removal in Texas is done by contractors licensed through the Department of State Health Services, and that register is public, so you can check anyone who quotes you.

We will hand you the report, point you at the register, and come back afterwards to do the drywall finishing and painting once clearance is done. That sequence is normal and it is much cheaper than having one company try to be both things.
