Why we itemise instead of guessing
The usual industry approach is to quote a square foot rate that quietly includes a guess at repairs, which works out fine for the contractor and randomly for you. Our quotes separate scrape, repair and finish, and the repair line is an estimate that gets confirmed once the texture is off and we can actually see the ceiling.
That means one conversation mid-job rather than a surprise on the invoice. It also means that if your ceiling turns out to be in good shape, the number goes down.
Water stains, which are never only cosmetic
A brown ring means water sat on the paper face of the drywall. Even after everything has dried, that paper has lost strength, and under a scraper it delaminates and comes away in sheets. So a stained area is not scraped, it is cut out and replaced.
The stain also has to be sealed before paint or it bleeds back through, sometimes months later. Shellac based primer is what actually stops it. Latex stain blockers work on light staining and fail on the heavy ones, which is why the ceiling you painted twice still has a faint tea coloured ring on it.
Nail pops, and the reason they come in rows
Pops appear in lines because they follow a joist. The fastener has backed out slightly as the timber moved with humidity, pushing a small dome of compound off the surface. Austin's swing from wet spring to hard dry summer is very good at producing them.
The right fix is not more compound over the top. It is a new screw an inch or so away, driven to just below the surface, the old fastener reset or removed, then three coats feathered wide. Done properly it does not come back. Done with a dab of filler it is back within a year.
Cracks that mean something else
Most ceiling cracks are cosmetic: a taped joint that opened up, usually running straight and staying hairline. Two patterns are worth a second look. A crack that steps or widens toward one end, and a crack that reopens in the same place within months of a proper repair.
