Popcorn ceiling removal on a house in Lakeway, TX

Popcorn ceiling removal in Lakeway costs $2.30 to $4.05 per square foot, and Lakeway is the one western suburb where the published median build year actively misleads you. That median is 2004, which sounds like a new town. It is not the whole picture. Lakeway grew as a Lake Travis resort community from the sixties onward, and the original houses on the streets running down toward the water are exactly the era when textured ceilings still carried asbestos. Those get sampled. Rough Hollow does not.

The original lake houses

Head off Lakeway Drive toward the older waterfront streets and the building stock changes character completely. Low-slung sixties and seventies houses, big overhangs, cedar, and a lot of them built as weekend places before anybody lived out here full time.

Those ceilings are the real thing. Sprayed acoustic texture from the period when asbestos was still in the mix, often never touched since. Marisa will not quote a scrape on one of those without a lab result, and the good news is that the sample takes minutes and the result comes back in a few days.

Vaulted ceilings, which Lakeway has more of than anywhere

The architecture out here loves a vault. Cathedral ceilings over a great room with a wall of glass facing the lake, exposed beams, ceilings running to fourteen or sixteen feet at the ridge.

Those are the hardest ceilings in the metro to finish well, for one reason: raking light. A wall of west-facing glass throws light along the ceiling plane every afternoon, and it will find a ripple a flat ceiling in a normal room would never show. Vaulted great rooms with heavy natural light get a full level 5 skim from us or we recommend keeping a texture. There is no third option that looks good.

The Hills, Rough Hollow and the newer side

The Hills and Rough Hollow and the 2000s stock along the RR 620 corridor are ordinary work. No lab, sound drywall, mostly knockdown already or a light texture that comes off easily.

Where these houses get expensive is scale. A 4,000 square foot Lakeway house with tall ceilings throughout is a week or more of crew time, and it should be quoted room by room so you can choose to do the living areas and leave the guest wing.

Short term rentals

Lakeway has a lot of houses that are let out short term, and owners often want ceilings done in a gap between bookings. Single family houses stay outside the state asbestos rules regardless of how they are let, because the exclusion is for a private residence rather than for owner occupation.

What does change is your tolerance for schedule risk. If a sample comes back positive on an original lake house you are looking at a licensed abatement contractor and a longer timeline, so do not book that work into a four day gap.

Do original Lakeway houses really have asbestos ceilings?

Some original Lakeway houses do, because the community's first wave of building overlaps the years when asbestos was still used in sprayed ceiling texture. A lab sample is the only way to know, and on a pre-1986 lake house it is not optional as far as we are concerned.

Can you do a flat ceiling in a room with a wall of west-facing glass?

Yes, with a full level 5 skim rather than a standard finish. Anything less and the afternoon light will show every seam. If the budget will not stretch to that, a light knockdown is the honest recommendation.
